As you compare roofing quotations, you may wonder why they vary in price. That's why it's important to look for comprehensive written quotations, so you can compare apples to apples and carefully consider what is being offered.
Be sure the scope of work is clearly outlined in the quotation: what exactly will be done, and what materials and accessories will be used. The quality and amount of your roofing materials makes a big difference to the bottom line. Some estimates may offer more or higher end components, such as drip edge or premium underlayment. How much ice and water shield will be used? Does each estimate meet, or exceed, code requirements? Also consider:
- The amount of experience each contractor brings. Do they have decades of proven, skilled experience, or are they a jack of all trades?
- Are you being asked to commit to a verbal ballpark figure, with nothing in writing? Or does the contractor take the time to accurately measure your roof to calculate your estimated amount?
- Does each company carry liability insurance?
- Is each company in good standing with WSIB? Request an up-to-date clearance certificate.
- What kind of manufacturer warranty is offered? Only certified contractors can offer 40 and 50-year extended warranties on shingle roofing systems.
- What is the contractor’s workmanship warranty, and what does it entail?
- What are each company's contractual terms? Signing a solid contract will protect your interests.
